Windows, Siding, and Roofing: How to Tell What Your Rochester Home Actually Needs

Most people call us about a kitchen or a bathroom. What surprises them is that we also handle the outside of the house: windows, siding, and roofing. And right now, across Rochester and the rest of Western New York, that is what a lot of homeowners are worrying about heading into another winter.

So here is a straightforward offer. If you are not sure what your home needs, we will come and tell you honestly, at no charge. Not a sales visit with a number waiting at the end of it. An actual assessment, including the times we tell you that what you have is fine and you should spend your money elsewhere.

In the meantime, here is the advice we would give you standing in your driveway.

Why Exteriors Take Such a Beating Here

Western New York is genuinely hard on the outside of a house, harder than most of the country:

• Freeze and thaw cycling. We cross the freezing point dozens of times a season. Water gets into a gap, freezes, expands, and makes the gap bigger. Then it does it again. That single mechanism is behind most exterior deterioration here.
• Snow load and ice. Roofs carry real weight for months, and ice dams back water up under shingles where it was never meant to go.
• Wind off the lake. Driving rain and wind find every weakness in a wall or a roof edge, and they find it repeatedly.
• Long heating season. Every gap around a window is a bill you pay for six months a year.
• Old housing stock. A great many homes here are eighty, a hundred, or a hundred and twenty years old, with original or long-past-due exteriors.

Windows: How to Tell If Yours Are Done

Windows are the most common exterior question we get, and the honest answer is that not every old window needs replacing. Look for these:

• You can feel the draft. Hold your hand near the frame on a cold, windy day. If you feel air moving, the seal or the sash fit has failed.
• Condensation or fog between the panes. This one is decisive. It means the seal on a double-glazed unit has failed and the insulating gas is gone. Cleaning will not fix it and the window is no longer doing its job.
• It is painted shut, will not stay open, or will not lock. A window that does not operate is also an escape route that does not work.
• Rot in the sill or frame. Press a screwdriver into the wood. If it sinks in, that is rot.
• Frost forming on the inside in January.
• Rooms you avoid in winter because they never feel warm.

When we would tell you not to replace: a solid original wood window in a period Rochester home, with sound framing, that simply needs the sash cords repaired, the glazing redone, and proper weatherstripping. Those windows were built from old-growth timber and can outlast anything you would buy to replace them. Restoring one and adding a good storm window often performs comparably to replacement for a fraction of the cost, and it keeps the character of the house. We would rather tell you that than sell you fifteen units.

Siding: What to Look For

Siding is the jacket on your house. When it fails, the damage moves inside the wall where you cannot see it, which is why it is worth checking rather than waiting.

• Cracked, loose, buckled, or missing pieces. Any breach is a path for water.
• Soft spots. Press on the siding and the wall beneath. Anything that gives is telling you there is rot behind it.
• Paint that will not hold. If you are repainting every few years and it keeps peeling, moisture is usually getting into the substrate from somewhere.
• Bubbling, warping, or melted sections on vinyl.
• Fungus, moss, or dark staining that keeps returning, particularly on north-facing walls.
• Heating bills climbing with no other explanation, which can point to failed or missing insulation behind the siding.
• Daylight or draft at the wall inside.

The thing nobody mentions about siding: what goes behind it matters as much as the siding itself. The house wrap, the flashing at windows and doors, and the details at rooflines are what actually keep water out. Siding installed over a wall without proper flashing looks perfect and rots quietly for a decade. If you are getting quotes, ask specifically what happens behind the panel, and be wary of anyone who has no answer.

Roofing: The Signs That Matter

You do not need to get on the roof. Most of what matters can be seen from the ground with a pair of binoculars, or from inside your attic.

• Missing, cracked, curling, or cupped shingles.
• Granules in the gutters. Shingles shed their protective granules as they age. A lot of grit in the gutter means the surface is wearing out.
• Dark patches or a roof that looks uneven in areas.
• Sagging along the ridge or between rafters, which is structural and needs looking at promptly.
• Stains on upstairs ceilings or walls, especially near exterior walls.
• Daylight visible through the roof boards when you are in the attic with the lights off. Also look for wet sheathing, frost, or dark staining, which usually points to a ventilation problem rather than a leak.
• Ice damming every winter, which is a heat and insulation problem more than a roof problem. We have written about what actually causes ice dams and how to stop them, because the fix is usually not a new roof.
• Age. If you know roughly when it was last done and it has been a couple of decades, it is worth an inspection even with no visible symptoms.

Repair or replace? A handful of damaged shingles in one area, on an otherwise sound roof with life left in it, is a repair. Widespread granule loss, multiple leaks, or a roof already carrying two layers is usually a replacement. Anyone who looks at a roof and immediately recommends a full tear-off without checking the attic is not really diagnosing it.

If You Have Had Storm Damage

One more thing worth saying, because it comes up every year here. If wind, water, or a fallen limb has damaged your home, deal with the immediate safety and water intrusion first, document everything with photographs before anything is moved or repaired, and contact your insurer promptly.

Be careful with the crews that appear in a neighbourhood immediately after a storm and knock on doors. Some are legitimate. Many are not, and they leave the area long before any problem with the work shows up. Use a local company with a real address, a phone number that will still be answered next year, and references from people nearby. That advice applies whether you hire us or not.
